New Restaurants Coming to Fair Oaks Boulevard in 2026

For more than two decades, a three-acre stretch of Fair Oaks Boulevard sat empty. It used to be a mini-golf course. Nothing else came in to replace it, not a taco stand, not a car wash, not a coffee kiosk with a speaker box out front. Anyone who has lived in Carmichael long enough remembers driving past that lot hundreds of times without ever wondering why nobody built anything there. It just was.

On July 9, 2026, that changed. Chick-fil-A Carmichael Village opened its doors at 7411 Fair Oaks Blvd, and the line stretched out the door before the sun had fully cleared the trees. The opening felt sudden to a lot of neighbors, after the lot had sat vacant for more than two decades.

How Zoning Affected the Project

Carmichael's community plan has long discouraged new drive-thru restaurants and car washes along a protected stretch of Fair Oaks Boulevard. The three-acre pad remained vacant through three different economic cycles, while comparable lots in neighboring Citrus Heights and Arden filled in earlier. A drive-thru concept there faced a more difficult, slower approval process.

Franchise owner Eric Mason described the process to the Carmichael Times as four years of planning and construction, and told the paper the group had to find the right property in the right community and then work through many steps to get there.

"It's been a long process. We had to find the right property in the right community and go through many steps."

Mason already ran a Chick-fil-A on Madison Avenue, so he wasn't guessing about demand in the area. The opening prompted a $25,000 donation to Sacramento Food Bank and Family Services and created roughly 60 new jobs, according to the Chick-fil-A press announcement, which is a meaningful economic footnote. The four-year timeline is one detail of the project's path to opening.

Restaurant Openings and Plans in 2026

Here are restaurant openings and plans on or near Fair Oaks Boulevard in 2026:

  • Chick-fil-A Carmichael Village — opened July 9, 2026, at 7411 Fair Oaks Blvd
  • Jack's Urban Eats — opened Feb. 27, 2026, at 4005 Manzanita Ave in the Carmichael Village Shopping Center
  • DQ Hawaiian BBQ — slated for 7423 Fair Oaks Blvd, Suite 9, in a lineup that already includes Noah's NY Bagels, Wingstop, and Jamba
  • Twisted Mac — a Romano's Macaroni Grill spin-off that took a Manzanita Avenue spot and joined the Carmichael Chamber in May 2026

Jack's Urban Eats drew Senator Roger Niello, Representative Ami Bera, Assemblyman Josh Hoover, and District 3 Supervisor Rich Desmond's offices to its ribbon cutting, all sending certificates in support. Mike Rockenstein, Carmichael's honorary mayor, called it a great opportunity for the neighborhood to bring in a well-known establishment.

Restaurant openings and plans in 2026 are one part of the corridor's activity. Independent concepts have also opened nearby, including businesses that do not rely on drive-thru service.

The Corridor That Was Already Building Its Own Momentum

Long before this year's ribbon cuttings, Carmichael already had a proof of concept for what a food destination on Fair Oaks Boulevard could look like without a single drive-thru lane. Milagro Centre, at 6241 Fair Oaks Blvd near Marconi Avenue, has operated since 2012 across roughly 50,000 square feet, with seven independently owned restaurants sharing an open-air courtyard, a fireplace, and palm trees. Mesa Mercado, one of the anchor concepts there, is run by Ernest Delgado, the same Sacramento restaurateur behind Mayahuel and La Cosecha downtown.

Independent businesses have also been part of Carmichael's restaurant activity in 2026. Gami Burger, an Asian-inspired smashburger concept built by chefs Scott Ostrander and Paul DiPierro, converted its Sacramento pop-up into a permanent restaurant here. The Brunch Corner launched in early 2026 as a weekend-heavy breakfast and lunch concept under the ownership of the former Rey Azteca owner. Sip & Game, a boba-and-boardgames café with console play and trading-card tournaments, opened in late 2025. Rockyaad Jamaican Restaurant, at 7609 Fair Oaks Blvd, joined the Carmichael Chamber in August 2025 and has built a following with recurring reggae nights and Mother's Day brunches.

Those restaurant changes sit alongside the community routines that continue on their own schedule.

The Sunday That Doesn't Change

For all the new signage on Fair Oaks Boulevard, the parts of Carmichael that run on their own clock haven't moved. The Carmichael Farmers' Market still runs every Sunday, year-round, from 9 a.m. to 2 p.m. at Carmichael Park, rain or shine, with small family farms selling seasonal produce alongside craft food vendors and local crafters. The Carmichael Recreation and Park District has a free outdoor screening of Jumanji planned for Friday, September 18, at Carmichael Park, and the Carmichael Parks Foundation is gearing up for its 7th Annual Dinner in the Park fundraiser at Jensen Botanical Garden.

Even the town's honorary mayor tradition keeps ticking along on its own schedule, with the 2027 Honorary Mayor race already announced on the Chamber's calendar. It's a small, slightly odd civic ritual that has nothing to do with restaurant openings, and it says something about how Carmichael sees itself. New tenants can fill in a corridor. The rhythm of a Sunday morning at the park is harder to import.

What May Come Next on the Corridor

The county's zoning review for this stretch is continuing. The same entitlement review that cleared the way for Chick-fil-A is still active for other pads along the corridor, and property owners are watching closely. If the pace continues, additional restaurant projects may proceed alongside existing businesses such as Milagro Centre and its independent neighbors.

For residents, the corridor's next chapter will depend on which projects property owners pursue and how those proposals move through the review process.

Carmichael's food scene includes new restaurant openings and plans as well as businesses that have served the area for years. For homeowners and longtime residents, that's a useful thing to understand about the place you live, whether or not a move is anywhere on your mind.
